Selling a Manufactured Home

Selling a mobile home might not be as hard as one thinks. With the market booming in houses and the affordability of manufactured housing, the market for manufactured housing is booming as well. Selling your home isn't as simple as throwing a sign in the window though, then fighting off the buyers. It does take some effort on your part.

Here are some ways you can help make your home attractive to buyers, competitive with other manufactured homes in your community and priced right for a quick and profitable sale.

Create a Good First Impression

People looking for a home will most always look at several before they make their final decision. Often-times the features of the home and pricing are enough to sell the house to the prospective buyer but, clutter, clutter and more clutter turns the buyer off. So our most important first step is to remove the clutter. Go room to room looking at the clutter and finding ways to remove it, this includes closets and cabinets.

Make your house as light and airy as possible. If you know for sure you are moving, move as much as your belongings as you can prior to showing your home. Another avenue would be to use some temporary storage. Your rooms will look bigger and you home will make an overall better impression.

Create a an even Better Second Impression

• If the walls can use a fresh coat of paint, do it! Paint is very affordable and make a world of difference. Choose light neutral colors.

• Spiff up the outside. Paint the front door, clean up oil spills in driveway, wash windows, conceal garbage cans, remove any yard debris.

• If your siding is stained, take a piece to the local hardware store and have them match some paint to it and touch up the undesirable spots. Usually you can almost make your siding like new. Pressure washing the home is a great idea too!

• Strategically place a few pots of blooming flowers on the porch and walkway.

• If it's galvanized, coat it for appearance and for good maintenance.

• Clean Up the yard, make the outside of your home looks good. If its summer, mow, edge and fertilize the lawn. Trim shrubs. Clean up the weeds and lawn pests. If its later in the year and you have a lot of trees around, rake up the leaves. And in winter you'll want to keep your drive and walks shoveled.

• Rent a Carpet Cleaner and clean that carpet. If you have the ability and finances to do so, replace it if it needs it. Again use neutral colors and save your designing talents for your new home. If you replace your carpet put more thought into the padding. A good padding can even make a cheaper carpet feel great!

• Add some nice curtains from the dollar store to your kitchen and bath! Clean you counter tops and cabinet doors well. Make sure all the hinges and handles are tight on the doors. Dollar stores are a great place for cleaning products and cheap decor items. I've even notice some self-stick vinyl floor tile in them lately if your bathroom floor needs redone.

• Clean your bathroom, kitchen and laundry thoroughly. I can't emphasize this enough. The women WILL be looking! Nice bedspreads, fresh curtains and towels will do wonders for first and second impressions.

• Tie Back all your curtains and drapes to allow light into the home, replace all bad bulbs.
